Railey Realty #1 in Garrett County, Deep Creek Lake 2011



Once again, Railey Realty is #1 in real estate sales in both Garrett County & at Deep Creek Lake. 2011 brought an increased number of residential transactions in both Garrett County (+7 over 2010) & Deep Creek Lake (+24 over 2010).

Railey Realty increased their already substantial market share in Garrett County residential sales to a whopping 47% of all county home sales - up 2% from 2010.

Our market share at Deep Creek Lake improved dramatically, as well - a dominant 63% of the Deep Creek Lake vacation home market, up from 59% in 2010.

The average sales price are down from 2010 and that is expected to remain in-line with national trends. There were fewer million dollar sales, as well, to bring down that average sales price in Garrett County ($340,484) and Deep Creek Lake ($472,163)

But, the transaction numbers are most exciting to me - more people are buying real estate in Garrett County & at Deep Creek Lake each year and we hope that the trend continues! Over time, economic factors will continue to adjust the average sales prices, but Garrett County & Deep Creek Lake are growing in popularity - and that will benefit ALL local businesses & full-time residents alike.

Railey Realty #1 AGAIN in 2010! 16 years in a row!


Railey Realty was #1 in real estate sales in Garrett County for the 16th straight year!

Out of 290 homes that sold in 2010, Railey Realty particpated in 117 of them on the listing/seller side of the transaction and 134 on the sales/buyer side of the transaction.

Out of the 80 total lot/land sales in 2010, Railey Realty particpated in 42 of them on the listing/seller side, and 40 on the sales/buyer side of the transaction.

Another positive note: there were 33 more home sales in 2010 than 2009.

June 2010 Real Estate Market Update

June was a good month for real estate sales in Garrett County & Deep Creek Lake. The highest ever sale at Deep Creek Lake ($3.5 million) close on June 11. Railey Realty had the listing part of the transaction. I had my first million dollar sale! Surprisingly, I have come close several times but this is the first 'official' sale over a million (and ironically, my first transaction at Railey Realty).
There were 30 homes that sold in the month of June, which is nearly double that of May 2010. Late spring and summer have always been among the best months of the year for real estate sales, partly because of the start of 'vacation season' and it's easier to look at homes when kids are out of school, etc. Plus, you don't have to wade through 23 feet of snow to look at houses :)

There were 27 sales during the same period last year, so that is a positive.

By my count, 6 of these properties sold at full price or higher.

There are 48 properties currently under contract, the exact same as last month. I look for this number to be affected by a very slow month for the local economy in June. From folks I have spoken to, rentals were down slightly and that led to lower sales for restaurants, shops and other 'tourism dependant' local businesses. The consensus that I have gotten from these local business owners is that the weather from January & February led to longer school years and less available vacation time. When people aren't in town to look at houses, its also affects real estate sales.

11/12 of the 30 sales appear to me to be vacation homes, or at least in the Deep Creek Lake area. The rest seem to be primary residential homes scattered across Oakland, Granstville, Swanton and Accident.

The average list vs. ORIGINAL sales price was 88.88%, up 3.66% from last month (85.22).

The ADJUSTED list vs sale price is 93.22% - up again from last month (92.37%).

The current number of active/for sale residential listings (minus timeshares) is 774 as of today. This is up from last month (737) considerably. We are still gaining more inventory than we are selling and this will continue to drive down prices from a supply and demand standpoint. With current state of affairs, this is a number that is unlikely to come down anytime soon. That's a 26 month supply of homes available, which is a very challenging stat to overcome.

Here are the statistical breakdowns:

Average Sale Price: $448,350 (last month) $409,316 (understand this is affected by the $3.5 million lakefront sale)

Average Days on Market: 177/241 (last month 256/267) (days on market with current broker/total days on market)

Of the $26,901,000 in total dollar volume in the month of June, Railey Realty was responsible for $16,039,900 - a whopping 60% of the Garrett County real estate market!

Residential Market Stats that Matter - Railey Realty Still #1

In a sales meeting this morning, our manager Nancy Trotta went over the latest residential market statistics for the Garrett County area. The numbers are amazing, and I wanted to share some of the highlights:

There are currently 33 properties currently under contract between $55,900-$1,989,000. Of those contracts, Railey Realty has 18 of those homes under contract - 55% of the market!

Our next 3 closest competitors have 8 contracts COMBINED. Their individual market share ranges from 6%-9%, respectively. I believe that this demonstrates why I chose to make the move to Railey Realty last month - more market share and the ability to still sell homes even in the current market conditions. Our results speak for themselves!

And it's not just contracts - our listing inventory is nearly double that of the next closest competing broker. We have 239 homes currently listed and more on the way. For the best selection of real estate listings, again, we are #1 in Garrett County & Deep Creek Lake!

Railey Realty, Deep Creek Lake, Adopts A Cowboy


A mustang named Cowboy was recently running wild in the Grantsville area. Local farmers let Cowboy graze on their property, but when late fall arrived they became concerned for his welfare and contacted the Garrett County Humane Society.

Nancy Trotta at Railey Realty has a horse farm in the area and her contacts called and shared Cowboys story and possible fate. Nancy in turn contacted all the agents and staff in the Railey office and asked for help.

Mortgage Interest Rates Hit 50 Year Low - Railey Realty Blog

Conforming interest rates on 30 year fixed mortgage loans under $417,000 are near all time historical lows. As of today, the current interest rate is 4.50%.

Even though the federal government’s $8,000 tax credit has expired, this low interest rate is a great opportunity for a buyer to save a substantial amount of money over the life of their loan. In addition, this lower interest rate also gives a buyer more purchasing power. If you are planning on buying a house or real estate sometime this year it may benefit you in the long run to buy sooner than later by taking advantage of this extremely low rate. Smileys Funzone at Deep Creek Lake - DCL FUN!

I was chatting on the phone last night with my good friend Megan Redinger, who is the manager at Smileys Funzone at the lake. For those of you who know Megan, she is a sweetheart & one of my best friends - a true 'Garrett County All Star'. She also pointed out that the folks at Smileys happen to be fans of this blog :) And the Funzone has ALWAYS been a cool place to hang out for kids (and big kids) of all ages. It was always a central meeting point for kids who went to school at Northern & Southern schools. I practically grew up there, worked there for a summer or two, and have a lot of fond memories of it. In fact, my wife, Jessica, and I met at Smileys when we were teenagers - who knew that we would get married one day? Anyway, I wanted to profile Smileys Funzone here and share a cool video that is 'virally' making it's way around Deep Creek Lake, Garrett County & beyond. Also, I LOVE the fact that they have a Railey Realty race car. Brian Homberg of Railey Realty Wins Kayaking National Champion Title


Way to go Brian!!

Brian Homberg became a National Whitewater Slalom Champion this past weekend at The Adventure Sports Center International atop Wisp Mountain. He is the winner of the over 40 age group. The National title was contested in the juniors category and senior/masters age groups on the ASCI whitewater course. Brian has been enjoying the sport of kayaking for over 30 years and is no stranger to whitewater competition - a former U.S. Team member who trained for the 1992 and 1996 Olympics, narrowly missing the team both times. Brian now coaches and teaches local kids how to kayak as part of the Junior Adventure Sports Team at ASCI. This provides them with an opportunity to experience, learn and potentially compete in whitewater sport. The program emphasis is on river awareness, safety, introduction to paddling skills and boat handling, while progressing at their own pace and comfort level. Brian is father to Adam, 11 and Heather 13 and a full time sales associate with Railey Realty.

Garrett County Fair - Railey Realty display booth

If you were at the Garrett County Agricultural Fair yesterday, you know first-hand how hot & muggy it was! I volunteered to work the Railey Realty booth in one of the exhibit barns. Very little heat escapes those barns, but it was well worth being there. Our best handout seemed to be the frisbees :) I got to see a lot of friends & families exploring, though the attendance overall was low at the fair - I think the looming storm clouds made people think twice about coming. For the record, it didn't rain at all until I was on my way home at 9:02pm and even then, it sprinkled.

It was 86 degrees at 6pm last night - which is much warmer than a typical night at the fair. I got to partake in my favorite fair cuisine - a Lions club chicken dinner. Once again, they delivered the goods with a perfectly moist and impeccably seasoned chicken. If the weather holds out, we'll be attending again this evening with the kids in tow. I still need to have some Rotary fries and a Farm Bureau milkshake :) If you weren't already aware, tickets at the gate are $10/each. BUT, Slopeside Exxon is selling books of 6 tickets for $30 - definitely a $$$ saver.

Something I really enjoy is looking at the photographs that are entered - there are great pics and I uploaded a video to Facebook (of course, the I Love Garrett County & Deep Creek Group page) of all the photos - quality stuff! I got to talk to Donnie Storch from Bills Marine Service and he almost had me talked into a dune buggy looking Razr (?) for off-roading, etc....that's all I need. Best part - it'll go 70 mph. I also spent a lot of time talking to my neighbors in the exhibit barn - Paula & Tim Thomas, who is running for county commissioner. Very friendly folks who seemed to know EVERYBODY.

We have several friends who entered goats & livestock - I'm personally looking forward to seeing Noah interact with all of the farm animals tonight :) He'll be 3 years old in a week and I think he'll get to ride some rides this year, too!

Karen Myers offers Wisp Resort & Lodestone Update @ Railey Realty


Karen Myers was one of our guests at this week's Railey Realty sales meeting. I worked with Karen when I first got into the real estate business in 2000. She is a WEALTH of information and one of the most creative entrepreneurs that I have met. In case you did not know, she is one of the owners of Wisp Ski & Golf Resort, Mountaineer Log & Siding, and is a partner in DC Development, which is developing Marsh Mountain & the Lodestone Golf Course.

She shared a multitude of information with us, and here are some bullet points:
  • Wisp Ski Resort was profitable in July & August of 2009 - it's very difficult for a ski season to remain profitable in the summer months. She also mentioned that Wisp is the 6th largest employer in all of Garrett County, with approx. 125 full time employees. During the winter months, that number swells to a staggering 750 employees!
  • The Lakeside Club is operational on Deep Creek Drive. 'Re-callable' memberships are available for $37,500. This basically gets you a 'country club style' setting on the lake, offering lake access, kids play area, showers & mens/womens locker rooms, swimming, dining & drinks.
  • The Lodestone golf course will be opening in June. All 18 holes will be playable. Hale Irwin will be here July 10, 2010, for a sort of grand opening. The course is intended to be private, but they are offering 'trial use' memberships starting at $2,000 for the season. (Check with them for specific rates/packages). She also mentioned that the large amount of snow that we got this year helped the golf course grass to grow in much better than they expected.
  • Customers interested in real estate at Wisp Resort, or vacation rental guests are permitted to play the course for $125, and Wisp Golf Club members are offered a chance to play M-Th for $100.
  • Plans still exist for a 'Mountain Top Village' surrounding the ASCI whitewater course on top of Marsh Mountain. The plan is to have commercial shops and more dining options for vacationers, locals and skiers.
  • She also mentioned an exciting new addition to the Wisp Outdoor Center, but swore me to secrecy - stay tuned, it sounds exciting!
Some interesting trivia that she shared with us: DC Development has developed a total of 540 lots since 1994. Exactly 1/3 of those are built on. Imagine the total tax base that number has added to the county coffers?

Wakesurfing on Deep Creek Lake - Railey Realty Blog

Mike Kennedy commented recently on wakesurfing on the Railey Realty blog, which is a sport I have yet to try...but it seems fun!

One of the great benefits of owning a vacation home and real estate at Deep Creek Lake are all the great activities you and family members can experience. Wakesurfing is fast becoming one of the most popular water sports activities to do on the lake. Wakesurfing is essentially surfing in the wake created by the boat. A wakesurf board is basically a smaller version of a regular ocean surfboard and does not have bindings for your feet. To get up, you start in the water behind the boat in a seated position with your heels on top of the board. While holding a specially designed wakesurf rope the boat then pulls you up. After you are up, you can then pull yourself towards the front of the boat’s wake. After you “catch the wake” and start surfing you can then throw the rope into the back of the boat. The wake created by the boat mimics the look and feel of an actual ocean wave.
